
A business park, research facilities, a conference center hotel and an education and leisure theme park (aquarium) are included in the ThessINTEC map, as described in the Strategic Environmental Impact Study. The new landmark of Thessaloniki will extend to 75.7 hectares in an area east of Perea and will have a coastal front of about 750 meters, which will be crossed by green areas, bike paths and walking routes.
Thess INTEC is expected to be one of the largest Innovation and Technology Centers in Europe, attracting investments both from Greece and abroad. Its total financial contribution is estimated at about 500m euros over a five-year horizon, while it exceeds 2 billion euros a decade. It is estimated that it will gradually create 7,000 jobs and bring about a 2% increase in the GDP of Central Macedonia.
The area in which the 4th Generation Technology Park will be developed is located east of the settlement of Perea, in a place that is considered particularly favorable for the emergence of Thessaloniki as a supra-local innovation hub. In particular, it is 24 km from the city center and just 8.4 km from the airport “Macedonia”. It is also close to several commercial and tourist destinations in the city.
Today, inside the property there are abandoned old radio facilities (short – medium transmitters), as the area used to belong to ERT. As noted, however, in the Special Urban Plan under consultation, these facilities lack architectural interest. The total area of the existing buildings is about 2,500 sq.m.
Walk along the seafront
As reflected in the environmental impact study, which was put up for public consultation yesterday for 30 days, along the entire length of the northern part of the property and at a distance of 30 m from the shoreline, a free common area is proposed. Walking and cycling routes will be created in it, as well as green areas. It is pointed out that the construction in the northern part of the property is proposed at a distance of at least 50 m from the shoreline. The entrance to the Technology Park will be from three access points.
In particular, regarding the uses that will be developed in the area of 757 acres, the zone of the Technology Park is foreseen, which, apart from the research and production facilities, includes a conference center and auxiliary facilities (buildings and infrastructure projects, parking spaces, etc.). There will also be a common area to serve supra-local needs.
There will also be a Tourism and Leisure area which includes the hotel facility and a training and leisure theme park (aquarium). Finally, a zone of public space is provided and a minimum percentage of public and public spaces is set at 25% of the total area of the property.
It is recalled that this area has already been transferred ownership by the HRADF to the “Alexandria Innovation Zone”, with the aim of establishing and operating the Thessaloniki INTERNATIONAL TECHNOLOGY CENTER (Thess INTEC).
Timetable
According to the schedule, in 2022 the implementation of the final Technical Studies and the construction of the basic infrastructure projects required by the law on Business Parks is foreseen.
Then, the project is expected to be completed by the end of 2023 with the construction of the remaining infrastructure and building facilities intended for the co-location of innovative companies, research institutes, start-ups.
The first phase of the project concerns the implementation of the basic infrastructure for the entire area and 10% of the building facilities included in the Master Plan, with an area of 20,860 sq.m. The budget of the first phase is estimated at 70 million (excluding VAT).
The implementation of the remaining 90% of the buildings is planned to be developed transparently and only with Private funds of investors to whom can be leased individual parts of the total area for construction of laboratory spaces, according to the operating regulations and specifications of Thess INTEC.
