
The peninsula of Hermione (Ermioni) along the eastern coast of the Peloponnese province is evolving into a Grecian version of the Côte d’Azur with foreign funds and investors from around the world, along with local developers, focusing on luxury property investments.
A few kilometers away from the harbor town of Hermione and very close to Hydra Beach, operated by the Spanish group Barceló Hotels & Resorts, the tourism investment Hydra’s Art Residencies received approval under a fast-track law for “strategic investments”. The plan involves the creation of thematic and sustainable holiday units, which will include a hotel complex and supporting facilities, a convention center, two zones of vacation residences with a total of 229 villas, spaces for art, culture, recreation and sports, as well as a marina for 40 pleasure craft.
Another tourism investment in the same wider area is the Scarlet Beach Hotel, with Scarlet Beach S.A. as the investing entity. The property, spanning 234 acres, is one of Sheikh Tahnoun bin Zayed Al Nahyan’s first investments in Greece. The residences in the complex, to be completed by 2026, will bear the Waldorf Astoria by Hilton brand. The investment plan includes the creation of a 5-star hotel complex, 15 villas, a conference center, spa, gym and restaurants.
At the same time, the Hermione peninsula has attracted the InterContinental, which will introduce its Six Senses brand. The 5-star Six Senses Porto Heli is set to open in 2026 and will feature approximately 60 rooms and suites, along with a villa. Additionally, there will be 10 branded residences for sale, as well as spa, gym, restaurants, boat docks and even an organic vegetable garden.
Billionaire Paul Coulson is planning to develop a complex of a 5-star tourist accommodation and 10 luxury residences in upscale Porto Heli, with a total value exceeding 250 million euros.
Finally, Goutos Construction S.A., controlled by the Goutos family, has submitted the sole binding offer for a property at the Ververonda site, also in Porto Heli.
