Greece’s Independent Authority for Public Revenue (AADE) plans a series of electronic cross-checks on the rental income from short-term rentals, such as Airbnb, using the information that Greek taxpayers will report in their tax returns this year.
Taxpayers who have listed their properties on short-term rental platforms have until February 28, 2025, to finalize the details of their rentals and income for 2024 in the AADE Registry. The data reported on the electronic platform will determine the taxable income and the final tax they will be required to pay.
Property owners and managers must check the accuracy of the data for their properties and income for 2024, which is available to the Authority, by the end of the month and correct any errors or omissions.
Taxpayers who fail to finalize their short-term rental declarations for 2024 in the AADE Registry risk being taxed on 100% of the income reported in the initial declarations, even if they have not received the payments.
Cross-checks will be carried out using the data that the tax Authority has received from platforms like Airbnb, Booking.com, and VRBO.
In cases of unregistered properties to the “Short-Term Rental Property Registry,” or properties listed on digital platforms without clearly displaying the Property Registration Number for Short-Term Rental, the Special Operating License, or the Unique Notification Number, taxpayers will face hefty fines.
More specifically, failure to register in the Short-Term Rental Property Registry incurs an annual standalone fine equal to 50% of the gross income for the tax year in which the violation occurs, with a minimum fine of 5,000 euros. The penalty will double in cases of a repeat offense within one year of the initial fine being issued.
Failure to submit or submitting an inaccurate Short-Term Rental Declaration, results in a fine equal to twice the rental amount as listed on the digital platform. Additionally, for cases of late submission of the declaration, an administrative fine of 100 euros is imposed.
