Athens hotels continue to experience robust growth in both bookings and prices during the first two months of the year, maintaining a trend that has been in place since the pandemic began, three years ago.
The city has moved well beyond the traditionally low occupancy rates of 30-35%, typical of the first two months of the year in the past, with hotels now filling up even during the traditionally lower tourist months.
Although official statistics are yet to be released, both January and February of 2025 have been showing higher occupancy rates compared to the same months in 2024, signaling that the average occupancy rate will likely reach, or even surpass, 65%. This would mark an increase from 59.3% during the same period in 2024 and 54.4% in the first two months of 2023.
The average daily room rate (ADR) in Athens’ hotels is expected to follow a similar upward trend. For the first two months of 2024, the ADR was close to 100 euros, compared to 90.89 euros in the same period of 2023.
According to the global platform Trivago, the average online price for a double room in Athens in January of 2024 was 123 euros, compared to 117 euros in the same month of 2023.
The unique popularity of Athens, which delivered strong results for 2024, was highlighted by the President of the Athens-Attica-Saronic Hotels Association, Evgenios Vassilikos, in a speech during the Association’s New Year’s event held on February 10.
Vassilikos also addressed the longstanding issues facing Athens as a destination, emphasizing that there is a need for improved infrastructure and strategic planning.
Hotel industry stakeholders note that Athens is making significant strides in improving occupancy and revenue per room, especially during the “off-peak” months, such as the first quarter of the year.
Hoteliers point out that this success is being achieved despite the competition from short-term rental services like Airbnb.
